The unfurnished apartments will be ready to move in on 16.07.2021 with a few exceptions. The furnished apartments will be finished on 1.10.2021 (1st and 2nd floor) and on 16.11.2021 (3rd to 5th floor) respectively.
There are 221 non-public bicycle parking spots in the underground garage (168 are duplex parking spots).
Yes, the lease includes an index-linked rent. The rent is determined by the price index for the living expenses of all private households in Germany, which is determined by the Federal Statistical Office.
The deposit must be transferred to the landlord’s secure account according to § 551 Paragraph 2 BGB. As an alternative, you can provide a bank guarantee of a German bank.
Approval from the owner is required and will be determined on a case-to-case basis. There will be a pet housing agreement included in the rental agreement if approval is given.
Storage room for prams will be provided on the underground floor and in the staircase Eichwaldstraße close to the lifts.
The community manager is your contact person on location, for example to book the outdoor kitchen, using the roof terrace or accepting post. An extension of the services is planned for the future and will be easy, flexible and uncomplicated with the renter-app.
The underground parking garage has 67 spots. We have reserved parking spots for the 3-room and 4-room apartments, but they are optional. The rest will be rented following the “first come, first served” principle.
Electronic mobility has also been considered. There are 10 spots in the underground parking garage with an e-charging station.
The monthly costs are 190,00 EUR for a parking spot. The rent for a parking spot with an e-charging station is 220,00 EUR a month with an additional cost of 59,90 EUR for every RFIG-card as well as the costs for every charged kilowatt-hour (currently 0,35 EUR). The agreement for the use of the e-charging station will be with a 3rd party. The additional costs can be adapted at any time should the operating costs for the e-charging station change (maintenance, e.g.).

As with most rental agreements, the deposit to be paid is three net cold rents (the net cold rent plus utilities can be found in the rental agreement). There are no processing or agency fees.
The cost of the utilities includes a “basic service” through Vodafone. Both Telekom and Vodafone can ensure internet connection and additional tv programmes.
The furnished apartments have an internet connection of 50 Mbit/s (with WLAN) included. A better connection can be ordered through the Concergie or facility management for an additional cost.
All apartments with 3 rooms and above have cellar rooms. All other apartments do not.
The roof terrace will be open Monday to Friday from 11am till dusk (until 9pm at the latest). On weekends and on public holidays the roof terrace can be used from 10am (except when the outdoor space is closed).
Access to the non-public roof terrace is allowed for adult renters with only one external person. More guests must be registered with the concierge-service beforehand.
User regulations are part of the rental contract.
You will be supported by Müller Merkle Immobilien throughout the application process. After signing the contract, Gebau as facility manager and representative of the owner will be your contact for all things concerning the rental. Employees of Gebau will be available to you directly as well as digitally via the renter-app.
